Before You Sell Read This⚠️

You see neighbors homes selling left and right. Once you see what they have sold for – your eyes light up and you are tempted to join in on the selling craze.

It is true, it IS a SELLERS market. As a seller you have the advantage on your side. But as the saying (from Spider man himself) “with great power comes great responsibility.”

As a seller- it is your due diligence to do some research before you sell your home. Here are some simple tips to think about before making tons of money off of the sell off your current home. 🤑

1-Where am I going?

Selling your home and making tons of money sounds like a fabulous but once the swimming in money daydreaming is over, where are you going to live? This is the number one question I ask my customers who want to sell their home with me as their listing agent. Listen, I can list homes, all day every day and love it but at the end of the day, I don’t want you to be homeless. Therefore, a serious concern is to make a game plan where you are going to next. If moving to a bigger home/smaller home is the plan, great! If renting is your option, please have your rental secured before you move out of your current home. I can’t stress this enough. The rental market is currently over whelmed and it is competitive out there.

2. Interview Agents-

Let’s get real, every other person you know is a Real Estate agent. Years ago, if you took a pre-licensing Real Estate course it was maybe 20 people in the class. If you were to sign up to a code today you could easily find over 100 students in one online course. This means you have many choices to select from- choose wisely. My number one advice in selecting an agent is compatibility. Yes, you must like your agent. This person is going to be in charge of handling one of the biggest financial investments of your life. You will likely be spending a lot of time with this person, make sure you can have an enjoyable professional working relationship with them. Make sure they are knowledgeable of your neighborhood and have the marketing skills and tools to promote your home. Presentation is everything.

3- Negotiate

Now that you have found the agent you want to work with, negotiate terms with your agent. This is where I will say that I LOVE working with a boutique firm, Terza Real Estate . Before you sign the listing agreement, ask your agent about ALL the fees that will be added to your contract. Commission fees are negotiable. This is why I stress, speak to your agent in detail about all the fees. For example, for my friends and family I offer a special commission rate. Which has saved them thousands of dollars. Also you want to ask about any all “hidden fees” aka “transaction fees” and “brokers fees.” This are not required and if you go with an agent like myself, you will not be charged these fees. Once you have negotiated the terms then you can sign that listing agreement.

4- Staging

First impressions are everything. In order to get the most value for your home, I highly recommend hiring a staging consultant. Industry analysts have noted that properly staffed homes not only sell faster but also sell at higher prices.
